    If your home sits in a park where you pay lot rent, we can't buy it — the park owns the land, and our model requires owning both the home and the ground it's on.

  • ❌ Leased-land / reservation-land homes

    Homes on leased land or tribal/reservation land fall into the same category: we'd own the structure but not the land, so we're not able to make an offer.

  • Where to turn if your home isn’t eligible

Land-Owned vs In-Park — How to Tell the Difference

"Land-owned" simply means you own the parcel your mobile home sits on, not just the home. It's the single biggest factor in both eligibility and value, so here's how to know which one you have.

  • Do you own the land under your home?

    If you receive a property tax bill for the land (not just the home) and you don't pay monthly lot rent to a park, you almost certainly own the land. Paying lot rent is the clearest sign you don't.

  • How to check your title & deed

    A recorded deed in your name for the parcel confirms land ownership. The mobile home itself may have a separate title through the Arizona MVD, or it may have been de-titled and affixed to the land — either way, we sort out the paperwork for you.

  • Why it matters for a cash sale
